There is a lot of competition on Airbnb. Providing an outstanding experience can be the edge needed to ensure a positive review and increased business. There are some simple but effective Airbnb host tips that can help achieve this and surpass the expectations of any guest.

Always list with honesty. After all, this is all the guests have to go on when choosing a place to stay. Good pictures and an accurate description leave no room for argument when guests arrive. If the property doesn't have a great view, don't say it does. If local attractions are a long ways away, don't list them as being within walking distance. Honesty is appreciated and can mean the difference between a bad rating and a good one.

Being accommodating with check in and check out times is a courtesy many people will appreciate. Whether early or late, nobody wants to be held to rigid timings, especially after a day of travel. While there is no need to advertise this in the listing, it is certainly something guests will remember when providing a review of their stay, and can look very attractive to other potential guests.

Provide information about the area. Obviously the guests have traveled tot he area for a reason, but maybe they have some unplanned time. Providing information about local events and attractions adds to the value of the rental and lets them know that their business is important.

A keypad entry system can be a wonderful thing. Simple to use and program, they provide a key-less entry. A new code can be added for guests, that expires upon check out. This can be especially useful when unable to be at the location when guests arrive and provides a sense of security knowing there are not a bunch of duplicate keys floating around. It can save money too, because if a key is lost or unaccounted for, it can mean a call to a locksmith for re-keying the lock, but with a keypad, this is not necessary.

Never underestimate how much guests will appreciate cleanliness. Start with a cleaning checklist and stick to it, adding things as needed. Nobody wants to take a shower with hairs left from a previous guest. Streaky mirrors or dirty windows will be noticed and likely commented on in a review. Even if guests don't say how spotless the rental was, at least they also will not tell others about how dirty the floors looked or the dead bugs in the light fixture.

Small amenities can have a big impact. Most hotels stock extras such as razors and toothbrushes; some at a cost. Providing these free of charge will be looked upon as a bonus and certainly mentioned in reviews. Some suggestions may be feminine products, an assortment of electronics chargers, batteries, water and snacks, and anything else that can be picked up inexpensively but be appreciated by guests.

Small details can make a world of difference in the eyes of guests. Taking the time to make things comfortable, secure and clean can be the difference between a bad review and a very positive one. To stay competitive, hosts need to make sure that these small details will make a big impression and keep guests happy and coming back again.
